The survey returns the Tuscawilla-Urban land complex at three addresses: 2300 South Nova Road, 918 Reed Canal Road and 3450 South Nova Road. It is poorly drained and hydric rated yes. The top of the wet zone sits about three inches below grade in June, July, August and September. Those are the four wettest months of the year at the airport gauge.
Moisture barrier replacement
Older barriers tear, slide out of position and break down where animals get under the home. The failing material comes out and new barrier is laid and secured. Where the barrier sits matters more on this corridor than most. Pier inspections
Pier alignment, spacing, settling and load distribution are checked to find what is behind an uneven floor. Height above sea level does not predict it here. Colonial Colony South on Beville Road is the highest of the three in-city sites at about 25.9 feet, and it still carries one of the shallower wet zones.
Pier shimming and adjustments
Settled or uneven piers are shimmed and adjusted so the support returns to level and the stress comes off the frame. Between 17 and 23 May 2009 the airport gauge took 20.63 inches, which the National Weather Service called by far the wettest May on record since 1923. Bearing soil that stays saturated for a week does move.
Structural stability corrections

Given what the soil survey says about this city, a number over the phone is a guess. A home on the excessively drained Paola-Urban land complex off LPGA Boulevard, in unincorporated Volusia County, and a home on hydric ground off Reed Canal Road are not the same job.

Height above sea level does not sort it out. The map unit does. The blank months in the Tuscawilla rows are a gap in the survey’s coverage, not a finding that the ground dries out.
Rain lands on top of that. NOAA’s 1991 to 2020 normals for station USW00012834 put annual rainfall at 51.25 inches, 31.53 of it between June and October. Only 1,398 mobile homes sit inside the city limits, 3.3 percent of the housing, while the two ZIPs above run at 16.1 and 17.1 percent.
The city describes its own low ground in its own words. The FDOT Nova Canal sits on the east side of Nova Road. It “has been identified as the major cause of flood damage to the City of Daytona Beach in the topographically low area generally bounded by Nova Road, Orange Avenue, U.S. 1 and Beville Road (AKA 'the bowl')”. In the May 2009 event the city recorded flooding of 790 structures.
Water that reaches the belly does not drain back out. That is why checking the underside before storm season beats checking it after.
